Leasing in Irvine CA

I’ve just leased 7 properties in Irvine. I thought it would be useful to document the trends, prices and some of the most popular neighborhoods .

Irvine is only a short distance inland from the resort towns of Newport Beach and Laguna Beach. It is both a Business Hub and Family Paradise. Only an hour south of Los Angeles and 1.5 hours north of San Diego. John Wayne Airport (SNA) is close by to act as a convenient alternative to Los Angeles International (LAX).

Orchard Hills – A brand new community built on the outer edges of Irvine (Culver & Portola). There is a range of condominiums and Single Family Residences that have wonderful amenities for residents. Swimming Pools, Spa’s, BBQ and sports courts.

Served by the Northwood High School.

My clients were looking for SFR’s with 3+ Bedrooms and 1,700+ sf. We ended up securing brand new home (built in 2015) in the $3,500 – $4,000 range.

Portola Springs – Constructed in phases with Apartment homes, condos, town homes and Single family Residences. 12 neighborhood pools serve the community as well as parks, basketball and tennis courts. To purchase, prices start in the mid $400k’s going up to $2M+.

We looked at 2 and 3 bed Town Homes to lease ($2,900 – $3,400) as well as large 2,500sf condos that were fully furnished for $4,200 per month.

PS does have a good cross section of homes for rent to cater for most budgets. I would say you can look at a 2 bed condo, around 1,200 sf in the $2,000 – $2,600 range.

Portola High School, part of the Irvine Unified School District, will be completed in 2016.

Cypress Village – Like Orchard Hills, this is one of the newest communities in Irvine. Like most other areas it tends to cater to families with great amenities, sports fields, parks, walking trails etc. Irvine is generally regarded as one of the safest, cleanest cities in the U.S. so Real Estate is in high demand. Both the ‘for sale’ and ‘for lease’ prices are strong and rising.

As well as smaller condos, CV does have some very large family homes 4+ beds and lease prices can rise up to $5,000 – $6,000 per month.
